Window mastic in Oxford: local notes
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Holywell Manor (about 0.8 miles north-west) nearby, there’s older building stock in the area around Oxford as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as St Clement's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as East Oxford Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
Oxford is in Oxfordshire. Oxford gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Oxford is one of 443 places in Oxfordshire we cover.

Window mastic for homes and businesses in Oxford
Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you are dealing with sealant in the wrong colour for the frame and draughty joints inside around the window, we can help, on patio & French doors, composite doors and aluminium frames alike.
A place the size of Oxford has every kind of window, from older timber frames to uPVC and aluminium in newer homes. The mastic around all of them ages, and it’s generally the first thing to let the weather in.
Big or small, it’s backed by our 12-month guarantee in Oxford and across Oxfordshire.

When it is not the sealant
A few problems are outside what sealant work can do:
- Damp coming through the wall itself rather than the frame joint
- A failed sealed unit that has misted up
- Draughts through the window seals rather than the frame
If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.
Surfaces we seal
- Patio & French doors
- Timber windows & doors
- Composite doors
- uPVC windows
- Window sills
- Aluminium frames
Keeping the joints in good condition
Looking after new joints is easy:
- Avoid blasting the frames with a pressure washer
- Ventilate rooms so frames do not stay wet inside
- Do not paint over the silicone
- Use gentle cleaners on frames and sealant
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just phone 0345 464 0079 or drop us an email.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
Surface by surface
Composite doors
Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.
What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a morning for a couple of windows and a door. For homes and businesses in busier parts of Oxford, parking needs a little planning. Let us know about stairs, lifts or shared entrances too.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
- Keep children and pets away from the work area

What affects the cost of window mastic
For a quick quote, just ask. What matters most is:
- Whether there’s mould to deal with
- How much there is to do
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
What to tell us when you ask for a quote:
- A few photos by email, if you can
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- Roughly how big the job is
To get a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.
What we are called out for in Oxford
Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant cannot stretch, it splits.
Signs it’s time to call us include:
- Gaps between the frame and the inside reveal
- Black, perished sealant on frames
- Cracked or shrunken mastic around the frame
- Cold air getting in at the frame edge
Letting a property close to Oxford station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
Questions to ask before booking
- How the joint is cleaned and prepared
- How long to leave it before use
- What the quote includes, VAT included or not
- What guarantee comes with the work

FAQs for Oxford
Is Oxford in your area for window mastic?
Yes. We work across London and the South East, and Oxford is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.
What guarantee comes with window mastic in Oxford?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
Can you match the sealant to my frames?
Normally, yes. Mention the frame colour when you ask for a quote and we will match it as closely as we can.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Leave it or put it right?
Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In a busy place like Oxford, a failed joint in a flat or office can send water into the space below, where it can go unnoticed until the damage is done.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
