About our remedial sealant in Standlake

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and remedial work carries our 12-month guarantee. Common call-outs are for smears and lumps from a botched reseal and products that weren’t meant for the joint, on mouldy bath & shower sealant, shrunken worktop sealant and botched or over-sealed joints.

Homes around Standlake are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Each job carries a 12-month guarantee, whatever its size.

Bathrooms and kitchens in Standlake

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near St Giles' Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Standlake Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Report a tray that rocks or a worktop that lifts
  • Keep movement joints clear of mortar and paint
  • Clean sealant with mild products only
  • Deal with small splits early

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, ring 0345 464 0079 or email us.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before we start. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Standlake needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

What sealant work can’t fix

It helps to know what we cannot do too:

  • Cracks in the fitting rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or worktop that needs refixing first

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What we seal

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Failed movement joints

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why act early in Standlake

Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Around Standlake, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Different surfaces, different methods

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before we reseal.

Movement & expansion joints

Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.

Your questions about remedial sealant in Standlake

Do you cover smaller places like Standlake?

Yes, Standlake is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on remedial sealant in Standlake?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

How long does remedial resealing take?

The number of joints and layers decides it. You’ll have a timescale before any work begins.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

What should I tell you?

A short description and the location. We will ask anything else we need to know.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What affects the cost of remedial sealant

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Which sealant suits the joint
  • How easy the joints are to reach
  • Any mould that needs treating

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before any work starts.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved and send you a clear quote.
