South Leigh Remedial Sealant

We cover South Leigh for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

  • Sealant that came away because the surface wasn’t prepared
  • Decorators’ caulk around a bath or shower
  • Repeat leaks from the same joint

Trusted remedial sealant in South Leigh

Remedial sealant in South Leigh, done properly

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint will not last, however tidy it looks. We take it out and use a sealant made for that joint. If you’re dealing with floor or wall movement joints that have failed and over-sealed joints coming away, we can put it right, whatever the surface.

Around South Leigh, it’s houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

There’s a 12-month guarantee on every job, whatever its size.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Your questions about remedial sealant in South Leigh

Will you come out to South Leigh?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Hanborough station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s generally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

How we quote for remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The type of sealant required
  • Any working-time requirements on site

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Roughly how big the job is
  • A few photos by email, if you can
  • Where the property is
  • Whether it’s a home or a business

Need a quote? Please phone 0345 464 0079 or email us and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Different surfaces, different methods

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and point out any existing damage.

Do you need remedial sealant in South Leigh?

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

Keep an eye out for any of the following:

  • Leaks that keep coming back after resealing
  • Kitchen joints letting water behind the worktop
  • Mould trapped under a layer of silicone
  • Beads that never stuck properly

For landlords with property near Hanborough station, a joint that keeps failing is best fixed properly while the property is empty.

10 questions to ask before you book

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. For a village or hamlet like South Leigh, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Don’t add new sealant on top of old
  • Keep bleach and abrasives off the bead
  • Keep movement joints clear of mortar and paint
  • Report a tray that rocks or a worktop that lifts

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Don’t keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What remedial sealant looks like in South Leigh

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Wood Green School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Church of St James, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
