Remedial sealant for homes and businesses in Stonesfield

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Typical jobs include thick, messy sealant smeared over tiles and decorators’ caulk around a bath or shower, across shrunken worktop sealant, mouldy bath & shower sealant and leaking tray & enclosure joints.

Homes around Stonesfield are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

We stand behind the work with a one-year guarantee.

Landlords, agents and businesses in Stonesfield

We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Common questions in Stonesfield

Will you come out to Stonesfield?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Finstock station. Can you help?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How long before the joint can be used?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you reseal a split movement joint?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

My shower still leaks after a reseal. Can you sort it?

Yes. We will take all the sealant out, look for why it failed and reseal it properly.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Have loose fittings fixed before resealing
  • Air the bathroom so the sealant can dry
  • Don’t wait for a small gap to become a leak
  • Do not point over movement joints

Where we’ve pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

How we quote for remedial sealant

There’s no set price list, because jobs vary so much. What we look at:

  • The size of the job
  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • Working hours on commercial sites

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • The type of property
  • If someone has resealed it before
  • Any access issues, like height or stairs

There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, phone 0345 464 0079 or email us.

Signs you need remedial sealant in Stonesfield

One of the commonest remedial jobs is sealant on top of sealant. Silicone doesn’t bond to silicone, so the new layer peels, and damp and mould settle between them.

It’s worth asking for a quote if you see:

  • Repeat leaks from the same joint
  • Floor or wall movement joints that have failed
  • Thick, messy sealant smeared over tiles
  • Caulk or the wrong sealant used in a wet area

For landlords with property near Finstock station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What your quote should include

  • The length of the guarantee
  • Is the old sealant removed completely?
  • Who does the work, and how experienced they are
  • Which colour the sealant will be

Our hiring checklist

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A cracked shower tray or bath (that needs repair or replacing)
  • Tiles that have come away from the wall

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Joints and surfaces we work on

  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Stonesfield, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
