Stonesfield homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Rented homes near Finstock station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St James the Great include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Stonesfield School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Why deal with it now?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Stonesfield can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Stonesfield: your questions answered

Is Stonesfield in your area for bathroom resealing?

Yes, Stonesfield is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing.

I let a flat near Finstock station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Stonesfield, along with the rest of our area.

Can you get rid of the black mould in my sealant?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • The type of sealant required
  • Any mould that needs treating
  • The size of the job
  • The old material and how stubborn it is

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email and we’ll talk you through it.

Helping us quote

When you contact us, these details help:

  • The rough size of the job
  • The address or postcode of the job
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Stonesfield needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

Advice

Honest limits

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Let new sealant cure fully before it gets wet
  • Use gentle cleaners on the silicone
  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
