Landlord and commercial work in East End
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Bathroom resealing for homes and businesses in East End
Across East End, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you’re dealing with leaking joints on a shower screen and cracked, shrunken or lifting silicone, we can help, whatever the surface.
Homes around East End are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
You’re covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or email us.

Your questions about bathroom resealing in East End
Will you come out to East End?
Yes, East End is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Combe station. Can you help?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.
Are you insured?
Yes. We are fully insured for every job we do.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses.
Different surfaces, different methods
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Looking after it afterwards
To keep the joints looking good and working properly:
- Never pick at the silicone with a blade
- Give the silicone its full cure time
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Bathrooms and kitchens in East End
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near St Mary's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Combe station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Do you need bathroom resealing in East End?
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.
These are the problems we are asked about most:
- A joint torn by a bath that flexes
- Lumpy, uneven sealant from a DIY attempt
- Mouldy sealant that has gone black
- Shrunken sealant along the back of a worktop
For site and facilities teams at buildings such as Combe CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Questions to ask before you book
- Which colour the sealant will be
- What the quote includes, VAT included or not
- Which sealant they’ll use, and why
- How much experience the applicator has
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The process
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like East End needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
