Remedial sealant in Idbury, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. If you’re dealing with movement joints that have split or pulled away and a shower that leaks however often it’s resealed, we can help.

In a village or hamlet like Idbury, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What the job involves on each surface

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Do you need remedial sealant in Idbury?

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

People generally contact us after spotting something like this:

  • Movement joints that have split or pulled away
  • Dark patches showing through the sealant
  • A shower that leaks however often it’s resealed
  • Worktop sealant that has shrunk and split

For an older house near a landmark such as Church of St Nicholas, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Whether the sealant suits the joint
  • Is VAT in the price?
  • Whether all the old sealant comes out first
  • How long to leave it before use

10 questions to ask before you book

How it works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Idbury needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Clear the area around the work

Ask for a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Report a tray that rocks or a worktop that lifts
  • Find out why the sealant failed first
  • Do not add new sealant on top of old
  • Keep bleach and abrasives off the bead

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • A tray or worktop that needs refixing first
  • Water damage behind tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacing)

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

What we seal

  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Idbury: your questions answered

Will you come out to Idbury?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Idbury for remedial sealant?

Yes. We work across London and the South East, and Idbury is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.

What if the leak isn’t the sealant?

You’ll hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, so we won’t pretend it will.

How long will it take to strip and reseal the joint?

Allow a few hours, depending on how many layers have to come out. We’ll give you a timescale when we quote.

What does remedial sealant cost?

Size, access and the old material all affect the cost. Ask us for a quote.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

How we quote for remedial sealant

The price is agreed before any work begins. It takes into account:

  • Any mould that needs treating
  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Access and height

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • The type of property
  • Roughly how big the job is
  • What’s wrong with the joints now

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or send us an email.
