How we handle remedial sealant in Fulbrook

A joint that keeps letting you down needs more than another bead. It helps to have photos when you ring 0345 464 0079 or drop us an email, and say how long ago it was last done. We work on leaking tray & enclosure joints, botched or over-sealed joints and mouldy bath & shower sealant, and common reasons people get in touch are decorators’ caulk around a bath or shower and thick, messy sealant smeared over tiles.

Somewhere as small as Fulbrook, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All our work comes with a 12-month guarantee, wherever you are in Oxfordshire.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Sealant in an older building that needs testing for asbestos first
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Landlord and commercial work in Fulbrook

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many layers have to come out. Somewhere as small as Fulbrook, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

How to prepare

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Keep bleach and abrasives off the bead
  • Find out why the sealant failed first
  • Look for stains below bathrooms now and then
  • Never seal over old silicone

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

Questions from Fulbrook

Do you cover smaller places like Fulbrook?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Shipton station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Do you offer different sealant colours?

Most of the time, yes. We’ll explain which colours are available and agree one before we start.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

What if resealing won’t fix my leak?

You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we will not reseal for the sake of it.

Different surfaces, different methods

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal colour-matched to the worktop.

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.

Fulbrook homes and their sealant

Fulbrook has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Burford Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Shipton station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What affects the cost of remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Whether the work is at height

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

What to tell us for a quote

To make quoting easier, please include:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

What we’re called out for in Fulbrook

Joints that move need sealant that can stretch. A bath that flexes, a tray that rocks or a building joint that opens and closes will split a rigid or thin bead.

Most people get in touch when they notice one of these:

  • A shower that leaks however often it’s resealed
  • Sealant applied over old sealant that has lifted
  • Black mould underneath the bead
  • Sealant that came away because the surface wasn’t prepared

For an older house near a landmark such as Church of Saint James the Great, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • How the joint is cleaned and prepared
  • What the cure time is
  • How much experience the applicator has
  • Whether you can choose the colour
