Bathroom resealing in OX18: how it works
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with damp behind the bath or under the tray and splits where the tray meets the wall, across shower trays & enclosures, wet rooms and baths.
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How we quote

Getting a quote

Around Carterton
We work in homes and buildings around St John the Evangelist, Carterton Primary School and The Golden Eagle pub and the streets around them. Well-known places in the area include Bronze Age Bowl Barrow (2.2 miles south) and Swinford Museum (3.4 miles south-west).
Where we work in OX18
OX18 has homes of every age, old and new, with plenty of rented property in places like Carterton, Bampton and Burford. Sound sealant and clean grout keep water out and rooms looking cared for.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in OX18, joints are cleaned back properly before anything new goes in.
Carterton: Schools such as Carterton Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St John the Evangelist, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What we are called out for in OX18
The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
If you can see any of these, it’s time to have the joints looked at:
- Splits where the tray meets the wall
- Smears of silicone across the tiles
- Water getting behind the kitchen upstand
- Water getting behind the bath panel
What affects the quote in OX18
Some jobs are bigger than they look, and some smaller. The main factors:
- Mould in or behind the old joints
- The number and length of the joints
- Working hours on commercial sites
- Whether the work is at height
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
To help us quote quickly, please include:
- A few pictures by email, if you can
- What’s wrong with the joints now
- The address or postcode of the job
- The rough size of the job
There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not let bottles sit on the bead
- Let new sealant cure fully before it gets wet
- Wipe the sealant dry after showering
- Keep the fan on for a while after bathing
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or send us an email.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
How the job changes by surface
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.
OX18 questions
Can you quote for more than one area?
Yes, we can. More than one area can be quoted together.
Do you work for letting agents?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Oxfordshire.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Can new silicone go straight over the old?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Do you cover OX18?
Yes. We cover OX18 and the rest of Oxfordshire. For a quote, ring 0345 464 0079 or send us an email.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
