Bathroom resealing in Kencot

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

How we handle bathroom resealing in Kencot

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Kencot. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks, and people most often call us about water getting behind the bath panel and lumpy, uneven sealant from a DIY attempt.

For a small place like Kencot, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Our work is backed for twelve months, in Kencot and everywhere else we cover.

What we’re called out for in Kencot

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked, shrunken or lifting silicone
  • Gaps where the bath or tray has moved
  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand

Schools such as St Peter's Church of England School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Your questions about bathroom resealing in Kencot

What guarantee comes with bathroom resealing in Kencot?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Kencot?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for letting agents?

Yes, often. Several properties can go on one quote.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Can new silicone go straight over the old?

No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

Quotes for bathroom resealing in Kencot

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Helping us quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Dry the bead with a towel now and then
  • Never pick at the silicone with a blade
  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

What happens on the day

We keep the work tidy and contained to the area we are working on. Expect the work to take a morning or an afternoon for most single baths and showers. Somewhere like Kencot needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Why deal with it now?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a small place like Kencot, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email and we will talk you through it.
