Bathroom resealing near Burford

About our bathroom resealing in Burford

Homes in Burford have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on sinks & splashbacks, shower trays & enclosures and wet rooms, and the jobs we see most are splits where the tray meets the wall and two layers of silicone, both failing.

In a smaller place like Burford, homes are mostly houses and bungalows rather than flats, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

You get a one-year guarantee, the same in Burford as everywhere else we work.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Homes in smaller places like Burford can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Bathroom resealing in Burford: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Burford has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Homes close to Church of St John the Baptist include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Burford Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Common problems we fix in Burford

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Look out for these signs:

  • Smears of silicone across the tiles
  • Two layers of silicone, both failing
  • Water getting behind the kitchen upstand
  • Water getting behind the bath panel

For landlords with property near Shipton station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

FAQs for Burford

Do you work in hotels near Burford?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Shipton station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or send us an email.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Surfaces we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlord and commercial work in Burford

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

The process

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Parking around Burford is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
