Remedial sealant in Upton

Remedial sealant in Upton, done properly

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on leaking tray & enclosure joints, botched or over-sealed joints and expansion joints, and the jobs we see most are movement joints that have split or pulled away and over-sealed joints coming away.

Somewhere as small as Upton, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

How it works

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours for most joints, depending on how much old sealant has to come out. In a small place like Upton, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Clear items away from the joints we are working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Upton questions

Can you do remedial sealant in Upton?

Yes. Our work covers London and the South East, and Upton is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

I let a flat near Didcot Parkway station. Can you help?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you reseal a split movement joint?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

What does remedial sealant cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you remove sealant that’s been put over old sealant?

Yes. We remove every layer; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Why act early in Upton

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In a small place like Upton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Looking after it afterwards

So the new joints stay in good condition:

  • Air the bathroom so the sealant can dry
  • Check trays and worktops do not move
  • Always have old sealant cut out, not covered
  • Use a soft cloth, not a scourer, on silicone

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

How the job changes by surface

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom before resealing.

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

What remedial sealant looks like in Upton

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Didcot Parkway station, a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Blewbury Endowed Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
