About bathroom resealing in OX25
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We are often asked to deal with two layers of silicone, both failing and water escaping at the shower enclosure, on wet rooms, kitchen worktops & upstands and sinks & splashbacks.
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Landmarks near Upper Heyford
Around Upper Heyford, our work takes us to homes and buildings near Heyford Park Chapel and Barley Mow pub and the streets around them. Upper Heyford’s nearest station is Heyford station, about 1.8 miles west of the centre. Nearby you will also find Bicester Community Hospital (4.8 miles south-east) and Ardley Castle (2 miles north-east).
Bathrooms and kitchens across OX25
Across OX25, from Upper Heyford, Ambrosden and Launton outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in OX25, joints are cleaned back properly before anything new goes in.
Upper Heyford: Rented homes near Heyford station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Heyford Park Chapel, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- The type of sealant required
- When we can work, for business premises
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
When you contact us, these details help:
- Pictures of the joints, sent by email
- The rough size of the job
- The address or postcode of the job
- The type of property
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
What we’re called out for in OX25
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
It’s worth asking for a quote if you see:
- Cracked, shrunken or lifting silicone
- A messy, uneven bead from a previous reseal
- Gaps between the worktop and the wall
- Black spots spreading through the bead
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Keep scourers and sharp tools away from the bead
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What sealant work cannot fix
In fairness, some problems need a different trade:
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
Common questions in OX25
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
How much does bathroom resealing cost in OX25?
Size, access and the old material all affect the cost. Call for a quick quote.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Are you fully insured?
Yes. We are fully insured, and we have been doing sealant work for more than 20 years.
Do you work in OX25?
Yes, we do. OX25 is part of the area we cover.
