Bathroom resealing in Upper Arncott

How we handle bathroom resealing in Upper Arncott

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include lumpy, uneven sealant from a DIY attempt and water escaping at the shower enclosure, on shower trays & enclosures, kitchen worktops & upstands and baths.

For a small place like Upper Arncott, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

You get a one-year guarantee, the same in Upper Arncott as everywhere else we work.

When to call us in Upper Arncott

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.

Any of these means the joints need attention:

  • Two layers of silicone, both failing
  • Splits where the tray meets the wall
  • A bead that has pulled away from the tiles
  • A messy, uneven bead from a previous reseal

If you let a flat or house near Bicester Village station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Who turns up on the day
  • How the joint is cleaned and prepared
  • How hidden problems are handled
  • Whether VAT is included

Surface by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

Upper Arncott homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

How it works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included. Somewhere like Upper Arncott needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Before we arrive

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access

Advice

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it isn’t properly supported
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Baths
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Wipe up water along the back of the worktop
  • Check the joints every few months for splits or lifting
  • Open a window or run the fan so the room dries
  • Stick to a soft cloth and a mild cleaner

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Why act early in Upper Arncott

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Upper Arncott, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us.
