Bathroom resealing in Horton-cum-Studley
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are sealant that has split, shrunk or peeled away and two layers of silicone, both failing.
Homes around Horton-cum-Studley are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Horton-cum-Studley: your questions answered
Can you help a landlord with a rental near Islip station?
Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.
Will you come out to Horton-cum-Studley?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Where are you based?
Mr Mastic is based in Crawley. We cover Horton-cum-Studley and the rest of Oxfordshire, along with the rest of our area.
How much does bathroom resealing cost in Horton-cum-Studley?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Can mouldy silicone be sorted out?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
What sealant work can’t fix
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

When to call us in Horton-cum-Studley
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
These are the problems we’re asked about most:
- Sealant that has split, shrunk or peeled away
- Smears of silicone across the tiles
- Leaking joints on a shower screen
- Mouldy sealant that has gone black
For landlords with property near Islip station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What your quote should include
- When the joint can take water or movement
- What happens if they find a problem under the old sealant
- Whether they seal over old material or remove it
- What the quote includes, VAT included or not
What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. Where a wall is exposed, as many are in small places like Horton-cum-Studley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Bathroom resealing in Horton-cum-Studley: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For an older house near a landmark such as Church of St Barnabas, walls and floors in older homes can move, and sealant and grout show it first.

What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work. Somewhere as small as Horton-cum-Studley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- Mention any tricky access

Advice
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Keep the fan on for a while after bathing
- Squeegee the walls and tray after use
- Keep scourers and sharp tools away from the bead
- Dry worktop joints after washing up
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
