Window mastic in Upper Arncott

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. We work on patio & French doors, window sills and aluminium frames, and common reasons people get in touch are untidy mastic left by window fitters and sealant in the wrong colour for the frame.

Outdoor sealant needs dry, clean surfaces, so work on frames around Upper Arncott is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

Big or small, you get the same one-year guarantee in Upper Arncott and across Oxfordshire.

Window mastic in Upper Arncott: local notes

Historic houses like Boarstall Tower (about 2 miles south-east) are a reminder that the area around Upper Arncott has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Rotten timber, which needs a joiner first
  • Damp coming through the wall itself rather than the frame joint

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

Landlord and commercial work in Upper Arncott

For anyone letting property in or around Upper Arncott, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

How it works

The work is kept neat and contained to the joints we’re treating. Expect the work to take a few hours for a few frames, or a day or more for a whole house, and we tell you how long to leave it before we go. Somewhere as small as Upper Arncott, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Looking after it afterwards

Looking after new joints is easy:

  • Keep timber frames painted
  • Do not use solvent cleaners on the joint
  • Ventilate rooms so frames do not stay wet inside
  • Paint up to the joint, not over it

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Around Upper Arncott, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. Neutral-cure sealant is the safe choice.
