Bathroom resealing in OX5: how it works

Across OX5, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for water escaping at the shower enclosure and lumpy, uneven sealant from a DIY attempt, on baths, shower trays & enclosures and kitchen worktops & upstands.

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What you will pay

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Full insurance on every job
  • A 12-month guarantee on all work
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Sealant colour chosen to suit

Bathroom resealing across OX5: local notes

Our bathroom resealing work across OX5 covers homes, rentals and businesses, from Kidlington, Yarnton and Islip to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in OX5, surfaces are cleaned back properly before new sealant goes in.

Kidlington: In the older streets around Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first. Schools such as St Thomas More Catholic Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Surface by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Look for lifting corners and small gaps now and then
  • Move toiletries away from the joint
  • Dry worktop joints after washing up

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.

OX5 questions

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How much does bathroom resealing cost in OX5?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

How long does the new silicone need before I use the shower?

Generally after around 24 hours. We will tell you the cure time for the product we used.
