How the job changes by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

About our bathroom resealing in Tackley

Across Tackley, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with a messy, uneven bead from a previous reseal and a reseal done over the top of the old bead, on sinks & splashbacks, wet rooms and kitchen worktops & upstands.

Homes around Tackley are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

You get a one-year guarantee, the same in Tackley as everywhere else we work.

Looking after it afterwards

After the cure time, these simple habits help:

  • Move toiletries away from the joint
  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Tackley homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of St Nicholas, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Tackley station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we are called out for in Tackley

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Any of these means the joints need attention:

  • A messy, uneven bead from a previous reseal
  • Cracked, shrunken or lifting silicone
  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile

For site and facilities teams at buildings such as Tackley Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before booking anyone

  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?
  • How the colour is chosen
  • What product goes in the joint

FAQs for Tackley

Do you cover Tackley for bathroom resealing?

Yes. We work across London and the South East, and Tackley is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Tackley station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Tackley needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What affects the quote in Tackley

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • The size of the job

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The type of property

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
