Bathroom resealing in Thrupp

Bathroom resealing in Thrupp, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have splits where the tray meets the wall and cracked, shrunken or lifting silicone, we can put it right, whatever the surface.

For a small place like Thrupp, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Whatever the size of the job, it’s backed by our one-year guarantee in Thrupp and across Oxfordshire.

Different surfaces, different methods

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep bottles off the sealant line
  • Check the joints every few months for splits or lifting
  • Wipe the sealant dry after showering
  • Use gentle cleaners on the silicone

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just call 0345 464 0079 or drop us an email.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Bathroom resealing around Thrupp

Thrupp has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like The Marlborough Church of England School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Oxford Parkway station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. In a small place like Thrupp, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Advice

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Common problems we fix in Thrupp

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Signs it’s time to call us include:

  • A reseal done over the top of the old bead
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • Damp behind the bath or under the tray

For an older house near a landmark such as Church of Holy Cross, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • How hidden problems are handled
  • Are they insured?
  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not

10 questions to ask before you book

Thrupp: your questions answered

Can you help a landlord with a rental near Oxford Parkway station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you cover smaller places like Thrupp?

Yes, Thrupp is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that’s regrouting)

If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.

Surfaces we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
