How we handle remedial sealant in Postcombe

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. We are often asked to deal with kitchen joints letting water behind the worktop and black mould underneath the bead, across botched or over-sealed joints, shrunken worktop sealant and expansion joints.

Being in a small place like Postcombe makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Get the cause of a repeat leak found before resealing
  • Never fill a movement joint with mortar or grout
  • Don’t wait for a small gap to become a leak
  • Run the fan after every shower

Don’t let anyone seal over it later. New silicone doesn’t bond to old.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. For a village or hamlet like Postcombe, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
  • Clear the area around the work

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Failed tanking or loose tiles behind the sealant
  • Plumbing leaks behind walls or under trays
  • Movement from fittings that are not supported

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

What we seal

  • Leaking tray & enclosure joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Expansion joints
  • Botched or over-sealed joints

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?

Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. Around Postcombe, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Different surfaces, different methods

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and point out any existing damage.

Mouldy bath & shower sealant

Repeat mould generally points to a damp, poorly aired room. Along with resealing, we’ll mention if the room needs better ventilation.
