Sealant work in OX28

How bathroom resealing works in OX28

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on baths, basins & vanity units and sinks & splashbacks, and common reasons people get in touch are two layers of silicone, both failing and a joint torn by a bath that flexes.

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included from start to finish.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Bathroom resealing across OX28: local notes

OX28 has homes of every age, old and new, and in places like Witney, Cogges and Madley Park there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in OX28.

Witney: If you let a flat or house near Finstock station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Witney Congregational Church, older homes can move a little, which is hard on rigid grout and tired sealant.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Common problems we fix in OX28

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

These are the problems we are asked about most:

  • Sealant that has split, shrunk or peeled away
  • Shrunken sealant along the back of a worktop
  • New sealant laid over old sealant that is now lifting
  • A joint torn by a bath that flexes

Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite.

What your quote should include

  • What insurance they hold
  • What happens if the job turns out different
  • Who does the work, and how experienced they are
  • What the cure time is

Surface by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

OX28: your questions answered

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Where is Mr Mastic based?

We work from Crawley. We cover OX28 and the rest of Oxfordshire.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.
