Trusted remedial sealant in Sprig's Alley

Sprig's Alley homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Saunderton station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. In and around Sprig's Alley, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Remedial sealant for homes and businesses in Sprig's Alley

Water on the floor doesn’t always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that won’t fix it. We’re often asked to deal with sealant peeling off a dusty or damp surface and decorators’ caulk around a bath or shower, on mouldy bath & shower sealant, leaking tray & enclosure joints and botched or over-sealed joints.

For a small place like Sprig's Alley, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

You get a one-year guarantee, the same in Sprig's Alley as everywhere else we work.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere as small as Sprig's Alley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Sprig's Alley: your questions answered

Can you help a landlord with a rental near Saunderton station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

Will you come out to Sprig's Alley?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Where do you work from?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Someone resealed my shower and it’s leaking again. Can you help?

Yes, generally. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Can you remove sealant that’s been put over old sealant?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.

How long does remedial resealing take?

The number of joints and layers decides it. We will tell you before work begins.

Can you reseal a split movement joint?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Get the cause of a repeat leak found before resealing
  • Act on a lifting corner right away
  • Keep movement joints clear of mortar and paint
  • Clean sealant with mild products only

Keep the room ventilated: use the extractor or open a window after showering.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

Different surfaces, different methods

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom.

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.

When something else is needed

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Sealant in an older building that needs testing for asbestos first
  • A tray or worktop that needs refixing first
  • Tiles that have come away from the wall

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before you book.

Where we work in Sprig's Alley

  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints

What happens if it’s left?

Mould under a bead can’t be reached by cleaning. Removal is the only way to get at it, so the joint can be treated and resealed. Around Sprig's Alley, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
