How we handle remedial sealant in West Hendred

In West Hendred, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. If you have kitchen joints letting water behind the worktop and caulk or the wrong sealant used in a wet area, we can put it right.

For a small place like West Hendred, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Each job carries a 12-month guarantee, large or small.

What remedial sealant looks like in West Hendred

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Didcot Parkway station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Homes close to Church of the Holy Trinity include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as The Hendreds Church of England School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. Somewhere like West Hendred needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Sealant in an older building that needs testing for asbestos first
  • Tiles that have come away from the wall

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Surface by surface

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed in a colour to suit.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before any new sealant goes on.

What affects the quote in West Hendred

Every job gets its own quote. These are the things that affect it:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • Whether the work is at height
  • The type of sealant required

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Asking for a quote

To help us quote quickly, please include:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • What’s wrong with the joints now
  • The type of property

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or send us an email.

Aftercare tips

After the cure time, these simple habits help:

  • Have loose fittings fixed before resealing
  • Clean sealant with mild products only
  • Get the cause of a repeat leak found before resealing
  • Run the fan after every shower

Where we’ve pointed out another fault, have it put right, because the new sealant can’t hold back a problem underneath.

A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.

West Hendred questions

Will you come out to West Hendred?

Yes. West Hendred is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Didcot Parkway station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. You’ll have a timescale before any work begins.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you fix expansion and movement joints?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Someone sealed over the old bead. Can you fix it?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Are you insured?

Yes, we’re fully insured for every job we do.

What happens if it’s left?

Another bead over the top won’t fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. Around West Hendred, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
