Remedial sealant in Shilton

What the job involves on each surface

Worktops & kitchens

A loose worktop splits its sealant. That needs refixing before resealing, which we’ll point out.

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

Remedial sealant in Shilton

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you have wide, uneven beads that look worse than the old ones and repeat leaks from the same joint, we can put it right.

Somewhere as small as Shilton, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Each job carries a 12-month guarantee, large or small.

Shilton homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you live in an older home near Church of the Holy Rood, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Carterton Community College are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Shilton is about 1 mile north-west of Carterton, in Oxfordshire. Our applicators cover remedial sealant for homes and businesses in Shilton, as part of our work across Oxfordshire. Our Oxfordshire coverage runs to 443 places, Shilton among them. For nearby work, see our Oxford page.

Here we cover the OX18 postcode area for remedial sealant. That includes homes and businesses on The Hill, Church Lane and Ladburn Lane and the roads around them. We also cover the places around Shilton: Bradwell (1 mile west), Kencot (2 miles south) and Alvescot (3 miles south). We also work in nearby towns such as Witney (5 miles east), Wantage (15 miles south-east), Grove (14 miles south-east), Faringdon (9 miles south), Kidlington (14 miles east) and Chipping Norton (12 miles north).

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Cracks in the fitting rather than the joint
  • A tray or worktop that needs refixing first
  • Water damage behind tiles that needs a tiler

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints

Why it’s worth doing now in Shilton

Another bead over the top won’t fix a failed joint. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Where a wall is exposed, as many are in small places like Shilton, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours, depending on how many layers have to come out. For a village or hamlet like Shilton, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Keep children and pets away from the work area
  • Clear items away from the joints we’re working on

Shilton questions

Will you come out to Shilton?

Yes. Shilton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Shilton in your area for remedial sealant?

Yes. We work across London and the South East, and Shilton is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll send you a clear quote.

Do you fix expansion and movement joints?

Yes. Backing sets the depth and stops the sealant sticking to the back.

Can you fix a reseal that hasn’t worked?

Yes, generally. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Are you insured?

Yes. We are fully insured for every job we do.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Is it messy?

We keep the work tidy. We protect what’s around the joints.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Report a tray that rocks or a worktop that lifts
  • Get the cause of a repeat leak found before resealing
  • Look for stains below bathrooms now and then
  • Act on a lifting corner right away

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.
