Remedial sealant for Caldecott homes and businesses

When to call us in Caldecott

One of the commonest remedial jobs is sealant on top of sealant. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

Keep an eye out for any of the following:

  • Worktop sealant that has shrunk and split
  • Black mould underneath the bead
  • Thick, messy sealant smeared over tiles
  • Decorators’ caulk around a bath or shower

Letting a property close to Culham station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Remedial sealant in Caldecott, done properly

In Caldecott, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. We are often asked to deal with worktop sealant that has shrunk and split and repeat leaks from the same joint, across leaking tray & enclosure joints, shrunken worktop sealant and failed movement joints.

Smaller places like Caldecott still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Bathrooms and kitchens in Caldecott

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. There are hotels and other places to stay in and around Caldecott. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you live in an older home near St Helen's Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Thameside Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and tell you about any damage we find.

Mouldy bath & shower sealant

Mould that has grown into silicone doesn’t clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.

FAQs for Caldecott

Will you come out to Caldecott?

Yes, Caldecott is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and guest houses in Caldecott?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

My shower still leaks after a reseal. Can you sort it?

Yes, normally. First we check whether the leak is the sealant at all, then strip and reseal the joints.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Older mastics that may need an asbestos check before removal
  • Movement from fittings that are not supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before booking.

Surfaces we seal

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant

Leave it or put it right?

Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. In a smaller place like Caldecott, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why us?

  • 12-month guarantee on every job
  • Colour agreed with you before we start
  • Old sealant always removed completely
  • We are fully insured

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on how many layers have to come out. Parking around Caldecott is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in

Ask for a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Advice

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Never seal over old silicone
  • Keep an eye on the ceiling below the bathroom
  • Do not wait for a small gap to become a leak
  • Keep the room well ventilated

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
