Remedial sealant in Farmoor

Remedial sealant in Farmoor, done properly

Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you are dealing with movement joints that have split or pulled away and thick, messy sealant smeared over tiles, we can help.

Homes around Farmoor are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Big or small, you get the same 12-month guarantee.

What affects the cost of remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Access and height
  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • Which sealant suits the joint

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What to tell us for a quote

To help us quote quickly, let us know:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • The address or postcode of the job
  • What’s wrong with the joints now

For a quote, phone 0345 464 0079 or email us with the location and a short description of the problem. You will have a clear quote before we start.

Remedial sealant in Farmoor: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Oxford station, a joint that keeps failing is best fixed properly while the property is empty. Schools such as Bartholomew School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Mary's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Common questions in Farmoor

Is Farmoor within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do remedial sealant in Farmoor?

Yes. We work across London and the South East, and Farmoor is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

Do you offer different sealant colours?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

How long should I leave it?

It depends on the product. Before we leave, we will tell you the cure time.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

The process

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. In a small place like Farmoor, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky

What we cannot put right

New sealant can’t fix everything, and we will tell you before we start. Sealant won’t put right:

  • A tray or worktop that needs refixing first
  • Older mastics that may need an asbestos check before removal
  • Water damage behind tiles that needs a tiler

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

Joints and surfaces we work on

  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Ask why a joint failed before redoing it
  • Keep movement joints clear of mortar and paint
  • Look for stains below bathrooms now and then
  • Run the fan after every shower

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

Why it’s worth doing now in Farmoor

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Around Farmoor, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.
