How we handle remedial sealant in East Hanney

If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you ring 0345 464 0079 or drop us an email. We are often asked to deal with black mould underneath the bead and floor or wall movement joints that have failed, on leaking tray & enclosure joints, mouldy bath & shower sealant and botched or over-sealed joints.

Around East Hanney, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:

  • Water damage behind tiles that needs a tiler
  • Movement from fittings that aren’t supported
  • Plumbing leaks behind walls or under trays

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Expansion joints

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Ask why a joint failed before redoing it
  • Keep the room well ventilated
  • Don’t add new sealant on top of old
  • Keep bleach and abrasives off the bead

Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we are called out for in East Hanney

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

The problems people usually mention when they call are:

  • Worktop sealant that has shrunk and split
  • Over-sealed joints coming away
  • Products that weren’t meant for the joint
  • Leaks that keep coming back after resealing

If you live in an older home near Church of St James, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere like East Hanney needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
