Remedial sealant for Jericho homes and businesses

Remedial sealant in Jericho: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Jericho has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For site and facilities teams at buildings such as St Barnabas' Church of England Aided Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Barnabas Church, walls and floors in older homes can move, and sealant and grout show it first.

Remedial sealant in Jericho, done properly

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on expansion joints, failed movement joints and shrunken worktop sealant, and common reasons people get in touch are products that weren’t meant for the joint and thick, messy sealant smeared over tiles.

Homes around Jericho range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Honest limits

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Failed tanking or loose tiles behind the sealant
  • Cracks in the fitting rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Shrunken worktop sealant
  • Expansion joints
  • Failed movement joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

How the visit works

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours, depending on how many layers have to come out, including the tidy-up. Parking around Jericho is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts

Advice

Jericho questions

Will you come out to Jericho?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work in hotels near Jericho?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

How long will it take to strip and reseal the joint?

Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours, and we confirm the time with your quote.

Can you fix a reseal that hasn’t worked?

Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.

What does remedial sealant cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or drop us an email and tell us what needs doing and where.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can you take off two layers of silicone?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Run the fan after every shower
  • Keep movement joints clear of mortar and paint
  • Get the cause of a repeat leak found before resealing
  • Have loose fittings fixed before resealing

Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Get the cause found first, otherwise the next attempt will fail too.

Do you need remedial sealant in Jericho?

Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

Common reasons people contact us include:

  • Sealant peeling off a dusty or damp surface
  • Smears and lumps from a botched reseal
  • Movement joints that have split or pulled away
  • Dark patches showing through the sealant

For landlords with property near Oxford station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Before you book anyone

  • Is the old sealant removed completely?
  • What insurance they hold
  • When the joint can take water or movement
  • How long the guarantee is

Why act early in Jericho

Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. In a smaller place like Jericho, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before work begins.

Different surfaces, different methods

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is usually part of the cause. Along with resealing, we will mention if the room needs better ventilation.

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
