Remedial sealant in Catslip

Surface by surface

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned before backing and resealing.

Remedial sealant for homes and businesses in Catslip

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on failed movement joints, expansion joints and shrunken worktop sealant, and common reasons people get in touch are gaps opening along the back of the worktop and floor or wall movement joints that have failed.

Somewhere as small as Catslip, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months.

Catslip questions

Can you help a landlord with a rental near Henley-On-Thames station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Catslip?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access.

Do you guarantee remedial jobs?

Yes. Every job comes with our 12-month guarantee.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long should I leave it?

It depends on the product and the conditions. We tell you how long to leave it before we go.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Can failed expansion joints be resealed?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, and reseal with a flexible product.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Catslip, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

Advice

Leave it or put it right?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we will tell you. Older cottages and farmhouses around Catslip can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Quotes for remedial sealant in Catslip

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

To make quoting easier, let us know:

  • How we’d reach the joints
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

When to call us in Catslip

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, so it tears when the joint moves. Backing sets the depth and stops that.

Common reasons people contact us include:

  • A second bead peeling off the first
  • A shower that leaks however often it’s resealed
  • Decorators’ caulk around a bath or shower
  • Gaps opening along the back of the worktop

For site and facilities teams at buildings such as Nettlebed Community School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • Are they insured?
  • Which colour the sealant will be
  • Who turns up on the day
  • What happens if they find a problem under the old sealant

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Plumbing leaks behind walls or under trays
  • A bath, tray or worktop that moves until it’s properly fixed
  • A tray or bath that’s cracked

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

Remedial sealant around Catslip

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Catslip has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you live in an older home near Church of St Bartholomew, older homes can move a little, which is hard on rigid grout and tired sealant.
