Bathroom resealing in the Orkney Islands: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and people most often call us about water getting behind the bath panel and a bead that has pulled away from the tiles.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across the Orkney Islands
Across the Orkney Islands, from Kirkwall, Stromness and Finstown outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, the Orkney Islands included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in the Orkney Islands, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.
Kirkwall: Schools such as Kirkwall Grammar School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Paterson Church, walls and floors in older homes can move, and sealant and grout show it first.
Signs you need bathroom resealing
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.
Any of these means the joints need attention:
- Mouldy sealant that has gone black
- Leaks into the floor or ceiling below
- Gaps between the worktop and the wall
- Failed sealant on the screen profile
Looking after it afterwards
After the cure time, these simple habits help:
- Dry the bead with a towel now and then
- Open a window or run the fan so the room dries
- Dry worktop joints after washing up
- Give the silicone its full cure time
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
What happens if it’s left?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us.
Questions to ask before you book
- Whether the sealant suits the joint
- How hidden problems are handled
- How the surfaces are prepared before sealing
- Whether you can choose the colour

Your questions about bathroom resealing in the Orkney Islands
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Do you work in the Orkney Islands?
Yes, we do. The Orkney Islands is part of the area we cover.
