Bathroom resealing in Tankerness, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Tankerness. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and people most often call us about leaks into the floor or ceiling below and a messy, uneven bead from a previous reseal.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Whatever the size of the job, it’s backed by our one-year guarantee in Tankerness and across the Orkney Islands.

Your questions about bathroom resealing in Tankerness

Is Tankerness in your area for bathroom resealing?

Yes, Tankerness is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Tankerness?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you insured?

Yes, we’re fully insured.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. We’ll ask anything else we need to know.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What sealant work cannot fix

It helps to know what we cannot do too:

  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units

What we are called out for in Tankerness

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Failed sealant on the screen profile
  • Smears of silicone across the tiles
  • A bead that has pulled away from the tiles
  • Splits where the tray meets the wall

Around Tankerness, as everywhere, bathroom resealing is only as good as the preparation behind it.

What your quote should include

  • What insurance they hold
  • How long the guarantee is
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first

10 questions to ask before booking

Aftercare tips

So the new joints stay in good condition:

  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet
  • Don’t leave water standing on kitchen joints
  • Don’t let bottles sit on the bead

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Bathroom resealing in Tankerness: local notes

Tankerness is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as St Andrew's Burial-Ground, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
