Kirkwall questions

Do you work for hotels and guest houses in Kirkwall?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Is bathroom resealing in Kirkwall guaranteed?

All our work, in Kirkwall and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

What should I tell you?

Let us know what needs doing and where. If we need more, we’ll ask.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

How long will the resealing take?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before any work starts.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How we handle bathroom resealing in Kirkwall

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you have cracked, shrunken or lifting silicone and gaps between the worktop and the wall, we can put it right.

Scottish towns like Kirkwall tend to mix older stone-built streets, harled houses and newer estates. Bathrooms and kitchens across all of them need their sealant and grout renewing from time to time.

There’s a 12-month guarantee on every job, large or small.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Baths
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. For a job in Kirkwall, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

Advice

Why act early in Kirkwall

Dealing with sealant early is a short job: it takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Scottish weather finds any gap, and in a town like Kirkwall, failed outside joints soon let damp into walls. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What affects the quote in Kirkwall

For a quick quote, just ask. The main things that affect it are:

  • The product the joint needs
  • How easy the joints are to reach
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Signs you need bathroom resealing in Kirkwall

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

These are the problems we’re asked about most:

  • Splits where the tray meets the wall
  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead
  • A messy, uneven bead from a previous reseal

If you look after a building such as Kirkwall Grammar School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • What product goes in the joint
  • Who turns up on the day
  • Whether all the old sealant comes out first
  • Are they insured?
