Fire rated sealant in Kirkwall, done properly
We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We are often asked to deal with fire seals that have cracked with movement and open gaps behind door architraves, across plasterboard & masonry, service penetrations and flats & HMOs.
Building work in Scotland comes under its own regulations and technical handbooks, but whatever the building, fire-rated sealant has to be installed to the product’s tested details. For any building in Kirkwall, that applies just the same.
Every job is covered by our 12-month guarantee, wherever you are in the Orkney Islands.

Different surfaces, different methods
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for the gap we’re sealing.
Masonry and concrete
Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before applying the sealant.
What affects the cost of fire rated sealant
We don’t publish a price list, because jobs vary so much. What we look at:
- Whether old sealant or filler has to be cut out
- The amount of work
- Mould in or behind the old joints
- Which sealant suits the joint
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Whether it’s a home or a business
- How we’d reach the joints
- A few pictures by email, if you can
- What’s wrong with the joints now
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.
Why deal with it now?
Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. If you live in a flat in Kirkwall, failed sealant can send water to the neighbours below, and that is much harder to put right.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Don’t fill fire-stopping gaps with ordinary foam or silicone
- Check whether a sealant can be painted before decorating over it
- Check risers, ceiling voids and cupboards during building checks
- Allow for resealing whenever new services are run
Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded.
Workplaces and buildings in Kirkwall
If you run a hotel, guest house or holiday let in a coastal place like Kirkwall, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Work on the islands has to be planned around ferry crossings and the weather, so give us as much notice as you can.
Managing a site like Kirkwall Grammar School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Kirkwall questions
Do you work in hotels near Kirkwall?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you cover Kirkwall for fire rated sealant?
Yes, Kirkwall is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Will you assess my building’s fire safety?
No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we’ll quote for the sealant work on it.
Do you guarantee your work?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes anything from a few hours to several days, depending on how many gaps there are, depending on how much there is to do. Parking around Kirkwall is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used.
How to prepare
- Mention any leaks or damp you’ve noticed
- Mention any tricky access
- Let us know about parking restrictions
Getting a quote
Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Advice
Do you need fire rated sealant in Kirkwall?
Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.
Look out for these signs:
- Door frames with gaps between frame and wall
- Ordinary sealant used where a fire-rated product was needed
- Fire seals that have cracked with movement
- Seals cut through by electricians, plumbers or data installers
For buildings such as Paterson Church, older buildings that have had new heating or wiring often have service gaps worth checking.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
