Fire rated sealant in Tankerness

We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. We work on plasterboard & masonry, flats & HMOs and service penetrations, and common reasons people get in touch are standard silicone or caulk in a fire-stopping gap and door frames with gaps between frame and wall.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

You get a 12-month guarantee, the same in Tankerness as everywhere else we work.

Leave it or put it right?

Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with. Around Tankerness, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why Tankerness customers choose us

  • 12-month guarantee on every job
  • Arbo and Everbuild products
  • More than 20 years in sealant work

Honest limits

Before booking, it’s worth knowing the limits:

  • Openings too large for sealant, which need batts, boards or another system
  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Common questions in Tankerness

Do Scottish building rules affect fire-rated sealant work in Tankerness?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you cover smaller places like Tankerness?

Yes. Tankerness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

What affects the cost of fire rated sealant

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • The number of rooms or windows
  • Whether the work is at height
  • Which sealant suits the joint

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved
  • How we’d reach the joints

For fire rated sealant in Tankerness, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

How it works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Tankerness may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products.

Preparing for the visit

  • Mention any parking rules near the property
  • Clear the area around the work
  • Let us know about stairs, lifts or work at height

Do you need fire rated sealant in Tankerness?

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.

If you can see any of these, it’s time to have the joints looked at:

  • Joints picked up in a fire-stopping survey
  • Old fire sealant that has split or come away
  • Open holes round services passing through fire walls
  • Standard silicone or caulk in a fire-stopping gap

Around Tankerness, as everywhere, fire rated sealant is only as good as the preparation behind it.

What to look for in a quote

  • Which colour the sealant will be
  • What happens if the job turns out different
  • How much experience the applicator has
  • Is the old sealant removed completely?

Our hiring checklist

What the job involves on each surface

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.
