What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Issuing a fire rating or certificate for a building
  • Doors that aren’t fire doors in the first place
  • Large holes that need a different fire-stopping system

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Fire rated sealant in Toab

We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. Typical jobs include standard silicone or caulk in a fire-stopping gap and old fire sealant that has split or come away, on pipe & cable gaps, flats & HMOs and service penetrations.

In a smaller place like Toab, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Our work is backed for twelve months.

Common problems we fix in Toab

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

It’s worth asking for a quote if you see:

  • Fire seals that have cracked with movement
  • Gaps where walls meet ceilings or slabs
  • Fire stopping disturbed by later work
  • New service routes left unsealed after building work

In and around Toab, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Whether they’re fully insured
  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • The length of the guarantee

10 questions to ask before booking

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Toab depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we are working on

Advice

Surface by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard.

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist and we’ll mention anything we notice.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Check whether a sealant can be painted before decorating over it
  • Plan fire stopping into any work that goes through walls or floors
  • Never patch a fire seal with standard sealant
  • Keep pictures of seals that will be hidden

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

Fire rated sealant around Toab

For seaside hotels, guest houses and holiday lets around Toab, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

For buildings such as St Andrew's Kirk, older buildings that have had new heating or wiring often have service gaps worth checking.

Questions from Toab

Is Toab within the area you cover?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Toab for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Toab is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you fill the gap behind a fire door frame?

Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Can I add another job to the visit?

Yes. Just list everything you need and we will quote it together.

  • When we can work, for business premises

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
