About our fire rated sealant in St Mary's
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. If you are dealing with new service routes left unsealed after building work and gaps flagged on a fire risk assessment, we can put it right.
In a smaller place like St Mary's, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Every job is covered by our 12-month guarantee.

When it isn’t the sealant
To be straight with you, there are a few things sealant won’t fix:
- Fire risk assessments, which need a qualified assessor
- A wall that is not a fire-resisting element to begin with
- Problems with the door itself rather than the gap around the frame
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Service penetrations

How the job changes by surface
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the seal has something sound to bond to.
Aftercare tips
After the cure time, these simple habits help:
- Keep the record of products and locations with your fire safety documents
- Report cracked or damaged seals as soon as you notice them
- Allow for resealing whenever new services are run
- Take pictures of fire stopping before ceilings or boxing go back
Leave the sealant to cure fully before painting near it. Not every fire-rated sealant takes paint.
An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.
St Mary's: your questions answered
Is St Mary's in your area for fire rated sealant?
Yes, St Mary's is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Will you come out to St Mary's?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
Is it OK to seal over old sealant?
No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
Are you fully insured?
Yes. We’re fully insured.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings. The product needed can limit the range.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Leave it or put it right?
Squirting in whichever sealant is nearest does not make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit is generally more efficient than separate visits. We’ll give you a clear quote for the lot.

What we are called out for in St Mary's
Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
People usually contact us when they notice something like this:
- Gaps around pipes and cables through fire-resisting walls
- Old fire sealant that has split or come away
- Open joints along the top of partitions
- Gaps filled with a product that is not fire-rated
Whether the job is in St Mary's itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- How long to leave it before use
- Whether they’re fully insured
- Whether you can choose the colour
- What product goes in the joint
Can I do it myself?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
