What happens on the day

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a single window, longer for several. For a place like St Mary's, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Try not to wet indoor joints just before the visit

Advice

Sand mastic for homes and businesses in St Mary's

We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We’re often asked to deal with mastic worn away on windows facing the weather and crumbling sand mastic round a window, across period & listed homes, tenement windows and stone surrounds.

Outdoor sealant needs a dry surface, so window work around St Mary's is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Common questions in St Mary's

Is sand mastic in a coastal place like St Mary's any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover smaller places like St Mary's?

Yes. St Mary's is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

How do I get a quote for sand mastic in St Mary's?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

St Mary's homes and the weather

St Mary's is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For jobs in and around St Mary's, choosing the right material for each joint is as important as a tidy finish.

What the job involves on each surface

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. It’s renewed by hand.

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we’ll confirm what’s needed.

What we are called out for in St Mary's

Rain on the window surround works into any crack and pushes it out. Windows facing the weather tend to go first.

Look out for any of the following:

  • Modern sealant on a period surround
  • Draughty sash windows at the surround
  • Patchy fillers round a sash window
  • Mastic dropping out of the joint

In and around St Mary's, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in St Mary's

Filling over old, loose mastic doesn’t last. Raking out and preparing the joint gives it a sound base so the new work lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Ask us before painting near the mastic
  • Inspect the joints round the windows every year or so
  • Have rotten timber repaired before new mastic goes in
  • Clear gutters so water doesn’t pour onto the windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
