Toab questions

Do you cover smaller places like Toab?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Can you do sand mastic in Toab?

Yes, Toab is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Which is right for my windows, sand mastic or modern sealant?

We’ll help you decide. Period homes often look best with sand mastic and newer frames suit modern sealant.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It’s made with sand and a linseed-oil-based binder.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

How we handle sand mastic in Toab

Sand mastic does not last for ever and gaps open up round the frame. Renewing it closes the gap and tidies the surround. If you have draughty sash windows at the surround and crumbling sand mastic round a window, we can help, on stone surrounds, tenement windows and timber door frames alike.

Mastic can only go onto a dry joint, so outside work in Toab depends on the weather. Let us know about access to every frame, including any upstairs.

Each job carries a 12-month guarantee, large or small.

Frames and glazing around Toab

Toab is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island weather, with its wind and salt spray, is tough on the mastic around older windows and doors.

In and around Toab, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

The process

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a single window, longer for several. Around Toab, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Sash cords, weights and draught-proofing of the sashes
  • Timber that has rotted
  • Cracked or broken glass

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

A traditional finish suits a period property.

Brick reveals

An open joint at a brick reveal lets weather in. New mastic seals the gap.

Quotes for sand mastic in Toab

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • The amount of work
  • Whether the work is at height
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work

If you are in Toab and need sand mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

What happens if it’s left?

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice and that can be important for listed homes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Signs you need sand mastic in Toab

Sand mastic slowly weathers. It hardens, cracks and starts to come away from the frame or the masonry.

If you can see any of these, it’s time to have the joints looked at:

  • Silicone on a period window that looks wrong
  • Mastic that needs renewing before redecorating
  • Old sand mastic that has cracked, crumbled or fallen out
  • Weathered mastic on the most exposed windows

Homes close to St Andrew's Kirk include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

What to look for in a quote

  • Are they insured?
  • What the cure time is
  • Is the old sealant removed completely?
  • What product goes in the joint
