  • Rain getting behind render or cladding at a joint

External mastic near Toab

Why deal with it now?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last, so it pays to do it properly once. In a place like Toab, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What you get with us

  • Homes, businesses and hotels
  • Old sealant always removed completely
  • A choice of colours where the product allows
  • 20+ years of sealant experience

External mastic in Toab

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. If you are dealing with water getting into walls through failed joints and movement joints with cracked, split or missing sealant, we can put it right.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

All our work comes with our 12-month guarantee, wherever you are in the Orkney Islands.

Toab: your questions answered

Is Toab in your area for external mastic?

Yes, Toab is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is external mastic in a coastal place like Toab any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin.

Do you work at height?

That depends on the building and the joints. We work on joints that can be reached safely. Tell us about the building and we’ll confirm what access is needed.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

How long should I leave it?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to several days, depending on the building. Around Toab, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Let us know about parking restrictions
  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children

How to get a quote

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Act on the first splits you see
  • Do not let climbing plants root in the sealant
  • Deal with leaking gutters that soak the joints below
  • Wash walls gently around the sealant

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

How the job changes by surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

How we quote for external mastic

There’s no set price list. The quote depends on:

  • How easy the joints are to reach
  • When we can work, for business premises
  • The number and length of the joints
  • The old material and how stubborn it is

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Asking for a quote

When you call or email, it’s useful to know:

  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work.

Toab buildings and the weather

Toab is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as St Andrew's Kirk, an extension built onto an older house moves differently, and the joint between them takes the strain. In and around Toab, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
