External mastic in the Orkney Islands: how it works
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. Typical jobs include damp patches traced to an open external joint and sealant that has lost its bond to the brick or render, on brickwork movement joints, joints between brick and frames and concrete & block.
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building in most cases.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
What you’ll pay
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Near you in Kirkwall
Locally, jobs take us to homes and businesses close to Orkney Library and Archive, Kirkwall Grammar School and Paterson Church. A little further out are Balfour Hospital (0.5 miles south-west) and Bishop's Palace (under half a mile south-west). Not far away are Gallow Ha' and Loomi Shun.
Walls and rooflines across the Orkney Islands
Across the Orkney Islands, from Kirkwall, Stromness and Finstown outwards, outside joints range from old gutters to modern movement joints. Each needs a sealant that can move, laid at the right depth.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in the Orkney Islands are chosen with that in mind. Coastal guest houses and holiday lets in the Orkney Islands can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Kirkwall: In the older streets around Paterson Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Kirkwall Grammar School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Why deal with it now?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once.
Questions to ask before you book
- When the joint can take water or movement
- Is the old sealant removed completely?
- What product goes in the joint
- Is VAT in the price?
Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we are called out for in the Orkney Islands
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
These are the problems we are asked about most:
- Water getting into walls through failed joints
- Weeds or debris growing in open joints
- Gaps where render, brick and frames meet
- Panel joints letting water in
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Point out the joints to other trades
- Deal with leaking gutters that soak the joints below
- Never let anyone fill a movement joint with mortar
- Act on the first splits you see
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.
FAQs for the Orkney Islands
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Where is Mr Mastic based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Is there a guarantee?
Yes. Every job comes with our 12-month guarantee.
Do you use backing rod?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.
Is it OK to fill a movement joint with cement?
No, not where the gap is a movement joint. Pointing it stops it working. We’ll reseal it with a flexible sealant.
