External Mastic in Evie
We cover Evie for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Rain getting behind render or cladding at a joint
- Panel joints letting water in
- Joints with sealant missing in places
How it works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Around Evie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children

External mastic in Evie
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. If you have movement joints with cracked, split or missing sealant and weeds or debris growing in open joints, we can put it right.
In and around a place like Evie, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Keep soil, plants and ivy away from the joints
- Deal with leaking gutters that soak the joints below
- Act on the first splits you see
- Keep high-pressure jets off the joints
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

FAQs for Evie
Does living near the coast affect external mastic in Evie?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Is Evie in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Evie is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Can you reach joints on upper floors?
It depends on the building. Send us photos and a rough idea of the height.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
How long will you be here?
A typical job takes a few hours for a handful of joints, longer for a whole elevation, including the preparation. Your quote will say how long we expect yours to take.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
What is backing rod for?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Evie buildings and the weather
Evie is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on movement joints and outside wall joints.
In and around Evie, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What the job involves on each surface
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
Concrete and blockwork
Big joints in concrete need careful depth control. We size the backing rod to the gap.
What we cannot put right
In fairness, there are a few things sealant won’t fix:
- Cracks in the bricks or render themselves, away from the joints
- Rising or penetrating damp from elsewhere in the wall
- Subsidence or other structural problems
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal
- Façade panels
- Brickwork movement joints
- Copings & trims
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
What we are called out for in Evie
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.
The most common problems we see are:
- Brick movement joints where the sealant has split
- Rigid filler in a joint that should flex
- Plants rooting in failed movement joints
- Sealant pulling away from one side of the joint
Whether the job is in Evie itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before you book
- Is VAT in the price?
- Are they insured?
- What happens if they find a problem under the old sealant
- What preparation is included

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
