Sand mastic in Evie
We work across Evie renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. We’re often asked to deal with failed mastic on an exposed elevation and modern sealant on a period surround, on period & listed homes, brick reveals and sash and case windows.
Outdoor sealant needs a dry surface, so window work around Evie is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY versus a professional finish
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What the job involves on each surface
Tenement and terrace windows
Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Take care around the mastic when scraping paint
- Clear gutters so water doesn’t pour onto the windows
- Don’t paint over the new mastic
- Do not run silicone over sand mastic
Leave the new mastic unpainted, as traditional guidance advises. If you are redecorating, ask us first.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

Common questions in Evie
Is sand mastic in a coastal place like Evie any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Will you come out to Evie?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Where do you work from?
Mr Mastic is based in Crawley. We cover Evie and the rest of the Orkney Islands.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
When something else is needed
Before you book, it’s worth knowing the limits too:
- Cracked or broken glass
- Sashes that rattle, stick or won’t open
- Whether work needs listed building consent
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
What we seal
- Stone surrounds
- Period & listed homes
- Timber door frames
- Brick reveals
- Sash and case windows
- Tenement windows
Common problems we fix in Evie
Some old mastic was never deep enough. A thin layer does not hold well so we make sure the new mastic is the right thickness.
Look out for any of the following:
- Window mastic to renew ahead of painting
- Draughts and rain around sash boxes
- Modern sealant on a period surround
- Cracked mastic round a front door frame
For jobs in and around Evie, choosing the right material for each joint is as important as a tidy finish.
What your quote should include
- Who does the work, and how experienced they are
- Whether you can choose the colour
- What happens if the job turns out different
- What preparation is included
What we do, step by step
We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a single window, longer for several. Around Evie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
How to prepare
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children

Advice
What sand mastic looks like in Evie
Evie is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on the mastic around older windows and doors.
Around Evie, as everywhere, sand mastic is only as good as the preparation behind it.
Evie is about 11 miles north-west of Kirkwall, in the Orkney Islands. Anywhere in KW17, our applicators can take on sand mastic. Across the Orkney Islands, we cover 51 places, and Evie is one of them.
We cover every part of the KW17 postcode area for sand mastic. With the A966 close by, Evie is easy for our applicators to reach for sand mastic. Nearby, we also carry out sand mastic in Tingwall (3 miles south-east), Settiscarth (5 miles south), Brinian (5 miles east), Abune-the-Hill (5 miles west) and Norseman (5 miles south). For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.
