Trusted floor joint sealing in Evie

Landlords, agents and businesses in Evie

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Floor joint sealing in Evie

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out and stops dirt collecting. We work on concrete floor joints, thresholds and skirting boards, and common reasons people get in touch are open joints around bathroom floor edges and rigid edge joints in tiled floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

You get a 12-month guarantee, the same in Evie as everywhere else we work.

Honest limits

A few problems are outside what sealant work can do:

  • Floors that are uneven or need levelling
  • Failed waterproofing under a wet room floor
  • Cracked or broken concrete slabs

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

New homes and floors in Evie

Work on the islands has to be planned around ferry crossings and the weather, so the more notice, the better. Across the Orkney Islands, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Whether the job is in Evie itself or nearby, the right material for each joint matters as much as a neat finish.

Evie is about 11 miles north-west of Kirkwall, in the Orkney Islands. Our applicators cover floor joint sealing for householders, landlords and businesses in Evie and the surrounding area, as part of our work across the Orkney Islands. 51 places in the Orkney Islands are on our list, large and small.

Evie questions

Is Evie in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Evie is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Will you come out to Evie?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you seal where the floor meets the bath panel?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can grout be replaced with sealant on a tiled floor?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.

Can sealant along the skirting be painted?

On joints you want to paint, yes. Silicone doesn’t take paint so mention it when you get a quote.

Do you offer different sealant colours?

Most of the time, yes. We’ll explain which colours are available and agree one before any work starts.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What affects the quote in Evie

There’s no set price list. What we look at:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Working hours on commercial sites

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

When you call or email, it’s useful to know:

  • The address or postcode of the job
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

The process

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours for most rooms, longer for large commercial floors, and we explain the cure time before we leave. Around Evie, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Tell us about any water getting in
  • Mention any parking rules near the property

Different surfaces, different methods

Tiled floors

Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant in a matching colour.

Thresholds

Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Do you need floor joint sealing in Evie?

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.

Signs it’s time to call us include:

  • Open joints around bathroom floor edges
  • Floor edges that trap water and grime
  • Grout used at the floor edge instead of sealant
  • Gaps at thresholds between rooms

In and around Evie, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • What the cure time is
  • How the joint is cleaned and prepared
  • What guarantee comes with the work
