What we are called out for in Evie

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

Most people get in touch after spotting something like this:

  • Mould trapped under a layer of silicone
  • Worktop sealant that has shrunk and split
  • Over-sealed joints coming away
  • Wide, uneven beads that look worse than the old ones

Whether the job is in Evie itself or nearby, the right material for each joint matters as much as a neat finish.

Remedial sealant in Evie

Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out. We work on leaking tray & enclosure joints, shrunken worktop sealant and botched or over-sealed joints, and the jobs we see most are smears and lumps from a botched reseal and kitchen joints letting water behind the worktop.

For a place like Evie, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. Somewhere like Evie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Remedial sealant in Evie: local notes

Evie is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Around Evie, as everywhere, remedial sealant is only as good as the preparation behind it.

What happens if it’s left?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Your questions about remedial sealant in Evie

Can you do remedial sealant in Evie?

Yes. We work across all of Scotland, and Evie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Evie?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How long will it take to strip and reseal the joint?

The number of joints and layers decides it. You will have a timescale before any work begins.

How long before the joint can be used?

It depends on the product and the temperature. We tell you how long to leave it before we go.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Are you insured?

Yes. We’re fully insured.

How the job changes by surface

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We will tell you what we find.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Sealant in an older building that needs testing for asbestos first
  • Failed tanking or loose tiles behind the sealant
  • A leaking trap, valve or supply pipe

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
