Frames and glazing around Evie

Evie is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on the mastic around window and door frames.

Whether the job is in Evie itself or nearby, the right material for each joint matters as much as a neat finish.

Evie is about 11 miles north-west of Kirkwall, in the Orkney Islands. Every kind of property in Evie is covered for window mastic. The work is guaranteed for a year. Evie is one of 51 places in the Orkney Islands we cover for window mastic.

We cover every part of KW17 for window mastic and the streets around it. Main roads around Evie include the A966. Nearby, we also carry out window mastic in Tingwall (3 miles south-east), Settiscarth (5 miles south), Brinian (5 miles east), Abune-the-Hill (5 miles west) and Norseman (5 miles south). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What the job involves on each surface

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour suits the frame.

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.

Questions from Evie

Does living near the coast affect window mastic in Evie?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Evie?

Yes, we do. Our work covers the whole of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

What does window mastic cost?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Check the mastic once a year
  • Keep jet washers away from the mastic
  • Keep solvents and bleach off the sealant
  • Use gentle cleaners on frames and sealant

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Do you need window mastic in Evie?

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

The problems people generally mention when they call are:

  • Cracked sealant at the sill ends
  • Rain getting in at the frame or under the sill
  • Draughty joints inside around the window
  • Gaps left after new windows were fitted

Around Evie, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before booking

  • How the colour is chosen
  • Who does the work, and how experienced they are
  • How the joint is cleaned and prepared
  • Is VAT in the price?

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A door that needs adjusting, rehanging or new seals
  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Window sills
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Timber windows & doors
  • Aluminium frames

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a few frames, or a day or more for a whole house from start to finish. Outdoor work around Evie depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
