Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Rotten timber, which needs a joiner first
  • Penetrating damp from a failed cavity tray or render

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

How we handle window mastic in Tingwall

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on timber windows & doors, patio & French doors and uPVC windows, and common reasons people get in touch are cracked internal joints between frame and plaster and mastic that has split away from the wall.

Outdoor sealant needs a dry surface, so window work around Tingwall is planned around the weather. Let us know about access to every frame, including any upstairs.

Every job is covered by a 12-month guarantee, wherever you are in the Orkney Islands.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Do not paint over the silicone
  • Use gentle cleaners on frames and sealant
  • Air rooms to keep condensation down around windows
  • Repaint timber before it’s bare

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Signs you need window mastic in Tingwall

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Most people get in touch after spotting one of these:

  • Untidy mastic left by window fitters
  • Draughts coming in around windows and doors
  • Mastic that’s falling out in pieces
  • Gaps where the sill meets the wall

Around Tingwall, as everywhere, window mastic is only as good as the preparation behind it.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. Outside jobs in Tingwall need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Clear items away from the joints we are working on

What affects the cost of window mastic

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • The product the joint needs

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • The address or postcode of the job

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Tingwall: your questions answered

Does living near the coast affect window mastic in Tingwall?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you do window mastic in Tingwall?

Yes. Our work covers the whole of Scotland, and Tingwall is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

Can landlords and businesses book you?

Yes, often. Several properties can be quoted together.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What window mastic looks like in Tingwall

Tingwall is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Whether the job is in Tingwall itself or nearby, the right material for each joint matters as much as a neat finish.

Landlord and commercial work in Tingwall

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Surface by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.
