About window mastic in the Orkney Islands

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Typical jobs include gaps between the frame and the inside reveal and hard, cracked sealant around windows, across aluminium frames, timber windows & doors and patio & French doors.

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for a few frames, or a day or more for a whole house.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

What you’ll pay

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Local landmarks in Kirkwall

Around Kirkwall, our work takes us to homes and buildings near Orkney Library and Archive, Kirkwall Grammar School and Paterson Church, among other places. A little further out are Balfour Hospital (0.5 miles south-west) and Bishop's Palace (within half a mile south-west). Open spaces near Kirkwall include Gallow Ha' and Loomi Shun.

Windows and doors across the Orkney Islands

Our window mastic work across the Orkney Islands covers homes, flats and businesses, in Kirkwall, Stromness and Finstown and well beyond. Every outside joint is sealed dry and clean, so the forecast plays its part.

We work across all of Scotland, from the cities to the islands, and the Orkney Islands is part of that. Longer journeys are planned in advance, and outdoor work around the weather. The Orkney Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Kirkwall: For site and facilities teams at buildings such as Kirkwall Grammar School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near Paterson Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Surface by surface

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as that’s a job for a joiner.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • Any working-time requirements on site
  • The number of rooms or windows

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Keep paint off silicone joints
  • Wash the frames with mild soapy water
  • Ventilate rooms so frames don’t stay wet inside
  • Keep drainage slots and sill grooves clear

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • A failed sealed unit that has misted up
  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window

The Orkney Islands: your questions answered

How much does window mastic cost in the Orkney Islands?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Will new mastic stop draughts?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we will tell you.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Does the work come with a guarantee?

Yes. Our 12-month guarantee covers every job.
