What affects the cost of window mastic

Your quote is based on your job. We look at:

  • Working hours on commercial sites
  • The type of sealant required
  • How many areas need sealing
  • Any mould that needs treating

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • The rough size of the job

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Window mastic in Longhope, done properly

Homes in Longhope have every kind of window: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you’re dealing with black, perished sealant on frames and gaps where the sill meets the wall, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Walk round the house once a year and look at the joints
  • Clean frames with a soft cloth and soapy water
  • Air rooms to keep condensation down around windows
  • Avoid blasting the frames with a pressure washer

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. Outdoor work around Longhope depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

Advice

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What window mastic looks like in Longhope

Longhope is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Island jobs need planning around ferries and the weather, so the more notice, the better.

Around Longhope, as everywhere, window mastic is only as good as the preparation behind it. For jobs in and around Longhope, choosing the right material for each joint is as important as a tidy finish.

Longhope is about 15 miles south-west of Kirkwall, in the Orkney Islands. From the centre of Longhope to the outskirts, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Across the Orkney Islands, we cover 51 places, and Longhope is one of them.

Our applicators cover all of the KW16 postcode area for window mastic and the streets around it. If you are just outside Longhope, we cover Lyness (2 miles north), Scarfskerry (11 miles south), Rattar (11 miles south), Brough (12 miles south-west) and Canisbay (12 miles south). Different surfaces, different methods

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Questions from Longhope

Will you come out to Longhope?

Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Longhope in your area for window mastic?

Yes, Longhope is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

How long before the joint can be used?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.

Will resealing my frames help with draughts?

In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Why act early in Longhope

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
