What sealant work can’t fix

Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Waterproofing that has failed below the tiling
  • Damaged tiles that need replacing
  • Movement in a stud wall or floor

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Regrouting for homes and businesses in Longhope

Before we start, the tiles are checked. Loose or hollow tiles are pointed out first, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. If you have floor grout that has worn and darkened and corners filled with grout instead of silicone, we can put it right.

For a place like Longhope, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job, whatever its size.

How the visit works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work normally takes a few hours, or longer for a fully tiled room. Somewhere like Longhope may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Do you need regrouting in Longhope?

Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down, especially in a shower that is used every day.

If you can see any of these, it’s time to have the joints looked at:

  • Discoloured grout on otherwise sound tiles
  • Dirty, worn grout on a tiled floor
  • Cracked grout along the bath or tray
  • Kitchen splashback grout stained by grease

In and around Longhope, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Longhope questions

Is regrouting in Longhope guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Longhope for regrouting?

Yes. We work across all of Scotland, and Longhope is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

What information do you need?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Is regrouting a chance to pick a new grout colour?

It can. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Work for landlords, hotels and businesses

If you manage several properties in or around Longhope, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

What happens if it’s left?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

What you get with us

  • Arbo and Everbuild products

Regrouting around Longhope

Longhope is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Whether the job is in Longhope itself or nearby, the right material for each joint matters as much as a neat finish.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Stick to mild products for cleaning grout
  • Wipe water off the walls when you are done
  • Don’t use strong acidic cleaners on grout
  • Don’t ignore a tile that feels loose

Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
