Regrouting in Dunnet
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homeowners, landlords and businesses in Dunnet. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Floor grout that will not come clean
- Grout in a colour the owner wants to change
- Gaps where the shower grout has gone
Regrouting for homes and businesses in Dunnet
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. If you have grout in a colour the owner wants to change and greasy, stained grout behind the hob, we can help, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Our work is backed for twelve months.

Bathrooms and kitchens in Dunnet
Dunnet is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you live in an older home near Dunnet Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Landlord and commercial work in Dunnet
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
What we’re called out for in Dunnet
A bathroom that stays damp keeps the grout wet, giving mould a place to grow. When black spots keep returning, the mould has usually got into the grout.
Any of these means the joints need attention:
- Floor grout that has worn and darkened
- Discoloured grout on otherwise sound tiles
- Grout stained black or orange that will not clean
- Corners filled with grout instead of silicone
Around Dunnet, as everywhere, regrouting is only as good as the preparation behind it.

What affects the cost of regrouting
Jobs vary more than people expect. What affects the quote:
- Whether there’s mould to deal with
- When we can work, for business premises
- The amount of work
- How many rooms, windows or areas are involved
What you pay reflects the work, not a rough estimate. That is why we ask about the job first.
Helping us quote
To help us quote quickly, please include:

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Rinse soap off the tiles after each shower
- Get any tile that moves checked promptly
- Keep the fan on after showering
- Use a squeegee on the tiles after showering
Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
FAQs for Dunnet
Will you come out to Dunnet?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What guarantee comes with regrouting in Dunnet?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We’ll show you which ones before any grout comes out.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Do you work for landlords and businesses?
Yes, often. We can quote for several properties at once.
Could my grout be a different colour after regrouting?
Yes. Many customers do. Darker grout can hide marks, while lighter grout brightens a room.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Can you regrout just the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Somewhere like Dunnet may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Tell us about any water getting in
- Tell us if parking is tricky
- Clear items away from the joints we are working on

- Waterproofing that has failed below the tiling
- Loose tiles, which need refixing first
- Leaks from pipes, valves or wastes (a plumber’s job)
